1. Services
Grayson Storage LP, doing business as Keep It Safe Mini Storage ("we," "us"), rents self storage units at 4135 N Parkdale Ln in Denison, Texas. Each rental is governed by your written rental agreement, and that agreement controls if it differs from anything on this website. Units are subject to availability, and some sizes have a waiting list. We may decline a rental for legal reasons or where a requested use is not allowed.
2. Pricing and Offers
Prices shown on this website are the current monthly rates for each unit. Offers and discounts may change, including 75% off the first 2 months until December 31, 2026. The terms in effect when you sign your rental agreement apply to your rental.
3. Payments
This website does not collect payments. Rent is paid through our online rental system. Rent is due as set out in your rental agreement. Unpaid rent may lead to collection actions allowed by law, including the process Texas law sets out for unpaid storage rent (Chapter 59 of the Texas Property Code).
4. Use of Units
Storage units are used only to store property. Texas law does not allow a storage unit to be used as a residence. Your rental agreement sets what may be stored. You are responsible for the property you store and for keeping your unit locked with your own lock.

6. Intellectual Property
The text, graphics, logos, and images on this website belong to us or are used with permission. You may not copy or reuse them for commercial purposes without our written consent.
7. Disclaimers
Information on this website is provided for general informational purposes only. Except as stated in your signed rental agreement, units and services are provided "as is," and we make no other promises unless agreed in writing.
8. Limitation of Liability
To the extent allowed by law, we are not liable for indirect or consequential damages, or for interruptions to gate or website access caused by events beyond our reasonable control.
9. Governing Law
These terms are governed by the laws of the State of Texas.
10. Changes to These Terms
We may update these terms from time to time. Changes take effect when posted on this page, and the date at the top shows the latest version.
